From my perspective, the answer is a resounding YES!

So far, 2010 has been a year of brisk sales activity in KW.  However, the year has taken a slightly different shape compared with many years.

Typically, our real estate market follows a pattern in which the spring is very active as people list and buy in order to make their actual move during the summer.  Then, July and August are a little quieter as folks turn their attention to summer holidays and activities.  After labour day weekend, we usually experience another peak in activity that I call the "mini spring in the fall".  After November, things quiet down again as many folks don't actively chose the winter months for buying nor for selling.

This year, the spring was "on steroids"!  It was VERY, VERY busy - I think the main reason is that folks who were planning to make a move in 2010 felt they best do it before the HST came in in July (because there was a lot of confusion about the magnitude of effect this would have on their transaction) and also before the "interest rates go up!!!" (the media was full of dire warning that rate hikes were coming).

So, our 2010 real estate market has been very front loaded with even more than usual volumes of spring sales.  As a result, the fall is bit quieter than most falls.

This means...

if you are buying now, you have a slight edge in the form of a bit less competition for those listings out there!  Don't expect a big bargain because the market is still very healthy.  But maybe, just maybe, you won't have to pounce within hours to see that new listing (or find that it has already accepted an offer the day  it listed) or maybe, just maybe, you won't have to make your offer in competition with other buyers.

And the other great news is???

Those interest rates have not gone up!  In fact, they are at historic lows!

Now is a GREAT time to buy.
